3 savvy money making home improvements to make when selling your home.

CountertopWhen selling your home, de-cluttering and cleaning are essential; however don't overlook these 3 Money Making Improvements that will help your home sell faster and for more money!

1. Painting

Painting the walls in neutral, trendy colors will set your home apart and help home buyers remember your home! Open areas should be painted the same color, skip the bold or dark colors in these areas. Master suites and guest rooms show best when painted in distinct, muted colors. Muted versions of blues, greens and yellows are memorable choices.

Don't forget to touch up white trim work. It's amazing how a buyer will like a house with freshly painted or even touched up trim work over a home with trim work that hasn't been touched up. It's the small details that really make the home look polished and the buyers can't really pinpoint why...they just know they like it better.

2. Granite/Stone Countertops

As you know, updated kitchens and bathrooms help homes sell faster and for more money than those that haven't been updated. For a quick update without a complete kitchen or bath remodel, replace those counter tops with Granite, Corian, or Quartz. Upgraded counter tops are in high demand! When a property is selling above the $300,000 price range, I highly recommend the upgrade. If it's below that pricing tier, then there's no other item that will sell a home faster and for more money.

Don't forget about updating those bathroom counter tops. Perhaps you can get a deal on granite counters in the bathroom when installing your kitchen counters, doesn't hurt to ask.

3. Replace Worn Carpet

If you have worn or stained carpet, you should consider replacing it before selling your home. Many times a professional cleaning is enough to get it ready to show, but sometimes that's just not good enough. Stained or dated carpet is an enormous turnoff to buyers.

Additionally, worn or stained or torn vinyl flooring will need to be replaced or you may have a harder time selling. As for hardwood flooring, check your local hardware store for options for Hardwood Revivers. There are different products that could help restore hardwood flooring to look new again instead of doing an entire sanding and re-staining.

No one wants to spend money on the home they are getting ready to sell...so if you are considering selling within the next couple years, why not spread out the cost and enjoy some of these improvements now and in turn make the home more marketable in the future!
